Chet Valley, a well-known English wine estate located in Norfolk, has been listed for sale with a guide price of £1.65 million. The property, represented by Brown & Co, includes 6.52 hectares of vineyards planted with Pinot Noir, Pinot Meunier, and several other grape varieties. Owners John and Bridget Hemmant began planting vines on the estate more than ten years ago, establishing Chet Valley as a supplier to both private and corporate clients, including some prominent names in the industry.
The estate is situated in East Anglia, a region that experts believe will see increasingly favorable conditions for grape growing in the coming years. However, the 2024 season brought significant weather challenges for many UK wine producers, highlighting the unpredictable nature of the country’s climate. Despite these difficulties, interest in English wine continues to grow, and properties like Chet Valley are attracting attention from buyers looking to enter the market.
In addition to Pinot Noir and Pinot Meunier, the vineyard is home to Solaris, Phoenix, Schönberger, Seyval Blanc, Cabernet Noir, and Regent grapes. The estate also features a fully equipped winery and bottle storage facilities. Brown & Co noted that there is potential for expansion with an additional 2.61 hectares of land available.
Beyond its winemaking operations, Chet Valley offers amenities such as an entertaining space with a balcony overlooking the vineyards. The property also includes a three-bedroom house that has been used as a holiday rental for several years.
Research published in 2022 in the Oeno One journal suggests that warmer temperatures could benefit vineyards in eastern England over the next few decades. The study indicated that regions like East Anglia may experience conditions similar to those that produced the exceptional 2018 vintage more frequently. However, climate change also poses new risks for the UK’s emerging wine sector.
The English wine industry has seen increased attention from investors and enthusiasts alike. Knight Frank, a global consultancy group, recently reported rising vineyard prices in Essex, contrasting with stagnation or decline in some established wine regions worldwide. Despite this growth, Ed Mansel Lewis of Knight Frank told Decanter magazine in June 2025 that vineyard land prices in the UK may have reached a plateau after several years of increased production.
The sale of Chet Valley presents an opportunity for buyers to become part of England’s evolving wine landscape at a time when both challenges and opportunities are shaping the future of British viticulture.
