AB InBev Sells Newark Brewery for $360 Million

Anheuser-Busch InBev has closed the $360 million sale of its brewery near Newark Liberty International Airport in New Jersey, according to media reports and property records filed in March. The buyer was Goodman North America Management, a real estate company with a $6 billion portfolio focused on industrial and data center properties.

The transaction marks another shift in the footprint of one of the world’s largest beer companies in the United States, where breweries, warehouses and distribution centers have become increasingly important assets as brewers adjust production networks and logistics. The Newark site sits in a dense transportation corridor that gives it access to highways, rail lines and one of the busiest airports on the East Coast, making the property attractive for industrial reuse.

AB InBev did not immediately disclose what plans it has for the facility after the sale. The company has been reshaping parts of its U.S. operations in recent years as it seeks to streamline manufacturing and align production with changing demand patterns across its brands.

Goodman North America, which specializes in industrial real estate, has been expanding its holdings in locations tied to logistics, e-commerce and data infrastructure. The Newark purchase adds a large manufacturing complex to that portfolio at a time when demand for industrial space remains strong in the New York-New Jersey region.

For the beer industry, sales like this can have broader effects beyond real estate. When a major brewery changes hands, suppliers of malt, hops, packaging materials and freight services can see shifts in contracts and routes. Local labor markets can also be affected if production is moved or reconfigured.

The Newark brewery sale was first reported on May 2, and the closing followed shortly afterward, according to the documents cited in the report.
